Warehouse District

Just south of downtown Peoria, you’ll find the Warehouse District.  This area is home to a number of great, historic buildings that are prime for redevelopment.  Our goal is for the Warehouse District to be Peoria’s newest, coolest neighborhood.  The scale of the buildings and proximity to downtown and the Illinois River makes this a perfect location for a mixed-use environment that includes retail, office and residential space.

Numerous incentives are available or being proposed for the Warehouse District. In addition to being in the Enterprise Zone, this area is the subject of a proposed TIF.  The TIF would capture new property taxes in the area for the next 23 years.  Half of these captured property taxes will be rebated to the property owner and the other half will be used to dramatically improve the streetscape: new curbs, streets, lighting, landscaping and public artwork.
