1. Complete Self-Inspection Form
All dwellings shall be inspected by the landlord and the tenant prior to the tenant moving in or at least once a year. Both the landlord and tenant shall review the property using a form provided by the City of Peoria. The form shall be completed and signed by both the landlord and the tenant. Do not sign off on the form if violations exist, as you may be held responsible for damage to the property at a later date. If you are unsure of whether violations exist or have questions regarding the checklist, do not hesitate to contact our office.
2. Follow City Ordinances
Tenants should obey all laws and ordinances regarding housing, building, health, or safety codes which affect tenant health and safety.
3. Be a Responsible Tenant
Follow the conditions of your lease/agreement.
4. Report Problems to Your Landlord
If you notice a problem with the property, let the landlord know so they can determine how to fix the problem. Work with them to allow access to your unit so any problems that occur can be corrected.
5. Be a Responsible Neighbor
Respect the neighborhood that you live by keeping your yard clean, disposing of trash properly, and not creating noise violations.
1. Make sure the landlord goes through the City of Peoria’s Self-Inspection Checklist with you before you move into the property. This will ensure that all life-safety codes are in compliance.
2. It is always best to have a clear understanding of what is expected of you. Get everything in writing and sign a lease with your landlord so there will be no surprises.
3. If you see major violations with the unit, have the landlord fix them prior to occupancy.
4. Keep detailed records of all contact with your landlord.
5. Make sure you know what utilities you are responsible to pay and that it is clearly stated in your lease.
6. Verify with the landlord who is responsible for yard work. Having a yard means you will need to have a means to keep the grass cut, pick up limbs and brush, and maintain the premise free of litter.
7. Take time to become familiar with applicable City codes and ordinances.
8. If the landlord refuses to fix code violations, contact the Code Enforcement Division at 309/494-8654. The landlord is not allowed to retaliate against you for reporting a code violation to our office.
9. Make sure you have trash cans with tight-fitting lids. We suggest you use a toter from Peoria Disposal Company.
